The Real Estate Regulatory Agency (RERA) started EJARI in 2010 to keep the rental market in Dubai in check. The name comes from the Arabic phrase for “my rent”. According to Law 26 of 2007 by RERA, it has become mandatory to register EJARI. This system protects both renters and property owners by setting up rental contracts in a way that is approved by the government and is therefore legally required.
EJARI method provides proof for rental agreements from all sides to make sure that they are valid without any conflict. The EJARI certificate is very important in Dubai for settling rental disputes or fighting unfair rent rises.
Because of more business and job possibilities in Dubai, the number of people living there is growing every day. In Dubai, new businesses are always starting all the time. More and more new buildings are being built to help companies and create more jobs, tourist spots, and living spaces for both locals and visitors.
The rise of people from around the world is putting more pressure on Dubai’s RERA (real estate regulatory body), which is responsible for making sure that all rental agreements are legal.

The goal of EJARI is to make the real estate rental market the easiest and best electronic rental market in the world. By giving electronic copies of past agreements in Dubai, EJARI looks out for the interests of both proprietors and renters.
EJARI ensures to get rid of the dishonesty that used to be common in rental agreements. It only takes one to two days to handle each EJARI agreement.
EJARI is an online rental registration method where basic information like property details and rental agreements has to be entered by the applicant. This is a complete rental registration process where details regarding Dubai Electricity and Water Authority (DEWA) connection for business and Du (related to telephone, internet, and digital TV) will also be provided.
It means that EJARI has made the entire process easier for all the rental parties related to the tenancy agreement as they can combine all their information related to RERA, DEWA, and Du in one place. All the people having active EJARI accounts can access the EJARI system.
All tenancy contracts in Dubai must have to be registered with EJARI. Now government runs an online system launched by RERA for EJARI registration. The system is developed to record all rental contracts taking place in the city to safeguard the rights of landlords and renters. The method helps both parties avoid any misunderstanding regarding the property in the future.
EJARI cancellation becomes necessary when the tenant plans on leaving the property before the defined contract period ends.
In other words, you cancel it in case of ending tenancy before the specified time or when the property owner and renters do not want to renew the contract at the end of the contract.
According to RERA rules, there can be only one EJARI registration against each property. If the EJARI of the old property is not canceled, the renter is not allowed to register with EJARI again. Without canceling the old property’s EJARI, proprietors won’t be able to lease out their property to a new party.

The following documents are required for the cancellation of EJARI:
The final DEWA bill issued to the renter is important for EJARI cancellation. The cancellation process stays incomplete, and the request for EJARI cancellation gets terminated until all the previous unpaid bills have been cleared out.
If you are submitting a hard copy of the bill, just make sure it is stamped with the “final bill” and “paid” stamps. You can also submit the softcopy of the bill (known as the “Green Bill”) after downloading it from DEWA’s official website.

Title deeds: This document is required when the property is sold during the tenancy period, and the buyer gains the lease as proof of change of ownership.

You can download a form of cancellation online from EJARI’s website and fill out all necessary details including email ID, phone number, and Emirates ID. When you are finally done filling in all the necessary details in the cancellation form and submitting the required documents, you will receive an EJARI Termination ID through email.
This ID is necessary for further follow-ups at the EJARI centers. After RERA confirms the final EJARI cancellation, you receive a message declaring your EJARI registration has ended via SMS or email.
If the tenant is a company or organization, property owners have the option to terminate their EJARI offline by visiting the EJARI centers.
The EJARI cancellation charge are AED 220 inclusive of VAT. This is the total cost with the inclusion of government tax, typing charges and innovative fee. Ejari cancellations usually get processed within 24 to 28 hours. However, if the property is facing issues like dispute settlements etc., RERA can reject the EJARI termination request and ask the applicant to visit EJARI offline Offices to resolve the problem first.
